Clear glass passes roughly 80% of the solar energy that hits it. A west elevation with 20 m² of untreated glazing is, in August, a heat source your air conditioning fights for five hours every afternoon. Solar control film is a thin polyester laminate applied to the inside face of the glass that reflects and absorbs a large share of that energy before it becomes heat inside the room.
The physics is not in dispute. What is worth being careful about is the number attached to it, because almost every quoted percentage in this market is wrong in the same specific way. See how we calculate for the full method.

The spread is the point. Mirror silver rejects more than twice the heat of clear ceramic and costs less, because the metallised layer that does the work is cheaper to manufacture than the sputtered ceramic that leaves the view untouched. If you can live with a mirrored facade, it is comfortably the best value in this catalogue. If you cannot — and many people cannot, for good reasons — clear ceramic is honest about what it gives up.
Why a film’s datasheet overstates what you will get
Film performance is measured by NFRC on 3 mm clear glass, which has a solar heat gain coefficient of 0.86. Your villa almost certainly does not have 3 mm clear glass. If it was built after 2011 it has double glazing, which already rejects a good share of solar energy on its own — so the film has less left to reject, and the improvement is smaller than the datasheet implies.
We convert every film’s tested figure onto your actual glazing using a shading coefficient multiplier before we quote a saving. It is an unglamorous step and it lowers our own numbers, which is presumably why it is so often skipped.
Will my community allow it?
In most Dubai villa communities, interior-applied film is not a facade modification and needs no approval. In managed Emaar communities — Arabian Ranches, Dubai Hills, Springs, Meadows — exterior appearance is governed by the community handbook, and a film that visibly changes how the glass reads from the street can require written consent.
- Clear ceramic changes the appearance so little that it is accepted everywhere we have worked.
- Dual-reflective is accepted in most communities and occasionally queried in the stricter ones.
- Mirror silver is the one to check first. Some handbooks prohibit highly reflective glazing outright.
Our surveyor checks your community’s current handbook during the visit and tells you which films are safe before you commit to anything. We would rather lose the upsell than have you remove a facade you have already paid for.
What the installation involves
- Glass is washed twice — a contaminated surface is the single most common cause of failure years later.
- Film is cut to each pane, applied wet to the inside face, and squeegeed out.
- A curing haze is normal and clears in two to four weeks in Dubai humidity. Do not clean the glass during that period.
- A 250 m² villa is a one-day job for our crew, done alongside the other work on the same visit.
Warranty is seven to ten years depending on the product, covering bubbling, peeling, delamination and adhesive failure. On the Certified line, the saving from your survey is also written into the contract.
What film will not do
It will not make an undersized air conditioner adequate, and it will not fix a room that is hot because the duct serving it is badly balanced. It does not stop conducted heat, only radiant — on a single-glazed window the frame and the glass will still be warm to the touch at 4 pm. And a dark film reduces daylight along with heat; on a north elevation that is usually a poor trade, which is why we often recommend treating only the east, south and west glass.
