A four-bedroom villa in Dubai runs somewhere between 900 and 2,500 AED a month on electricity, and in July and August the same villa can double that. Roughly seven dirhams in every ten go to air conditioning. Nothing else in the house is close.
That single fact decides everything on this page. If cooling is 70% of the bill, then the only changes that move the number are the ones that reduce how much heat the air conditioning has to remove. Everything else is rounding.
Where the heat comes from
Heat enters a villa four ways, and they are wildly unequal. On a typical Dubai villa with about 60 m² of glass:
- Sunlight through glass — by far the largest. Clear glass passes roughly 80% of the solar energy that hits it straight into the room. A west-facing window in August delivers more heat per square metre than a small heater running all afternoon.
- Air leaking in around doors. Every cubic metre of 45 °C outside air that slips past a worn seal has to be cooled and dried. Drying it is the expensive part.
- Conduction through the roof. Real, but smaller than people assume. A bare concrete roof at 70 °C sounds alarming, and it is — for the roof. Only a few percent of what it absorbs actually reaches the room below, because most of the heat is re-radiated and convected back to the outside air.
- Conduction through walls. Smaller again, and on an insulated villa almost negligible.
This ranking is why we treat glass first and why we are blunt about walls. It also explains a claim you will see all over this market — that a coating painted on an exterior wall cuts a bill by 20%. It does not. The arithmetic is in the section on facade coatings.
What each fix is actually worth
Below is our own engine’s output for a 250 m² villa built after 2011 — double glazing, insulated to code — with a 1,150 AED monthly bill. Each measure is priced on its own, so you can see it without the others carrying it.

Two things in that table surprise most people. The first is how much of the result comes from film alone. The second is that a cool roof — the measure with the most dramatic before-and-after thermal photography in the industry — is near the bottom for savings.
Ranked by payback, not by saving
Savings alone are the wrong way to choose. What matters is how long each dirham takes to come back. Here is the same villa, ranked honestly — price divided by annual saving, on our direct-import Essential line:

Two honest caveats. Air sealing sits near the top because it is cheap, not because it is powerful — 581 AED a year is a real saving, but on its own it will not transform your bill. And a cool roof is not bought for its electricity saving; it is bought because it is also ten years of warranted waterproofing, which you would otherwise pay for separately. Judged as a membrane that happens to save energy, it is good value. Judged as an energy measure alone, it is not.
What about solar panels?
A 5 kW rooftop system under DEWA’s Shams Dubai scheme costs roughly 25,000–35,000 AED and offsets a meaningful share of a villa’s consumption. It is a good product and we do not sell it. What we would say is that the order matters: reducing the load first means you need fewer panels for the same result, and heat rejection is cheaper per kilowatt-hour avoided than generation is per kilowatt-hour produced. Do the envelope first, then size the array against the smaller bill.
The habits that are worth something
We are not going to pretend behaviour does nothing. Three things genuinely move the number, and they cost nothing:
- Set the thermostat to 24 °C. Every degree lower costs roughly 5–8% more in cooling. Going from 21 °C to 24 °C is one of the largest free savings available to anyone in this city.
- Clean the AC filters monthly. A clogged filter makes the compressor work against itself. This is worth 10–15% of cooling efficiency and takes ten minutes.
- Shift heavy appliances out of 12:00–18:00. The oven, the dryer and the iron all dump their heat into rooms the AC is fighting to keep cool.
Where habits stop is where the building starts. You can set the thermostat perfectly and still be paying to cool a room that a west-facing window is heating all afternoon.
Does building age really change the answer?
More than anything else. Dubai’s Green Building Regulations became mandatory for new buildings in 2011, and villas completed after that date generally have double glazing and an insulated roof. Villas completed before it often have single clear glass and very little roof insulation.

If your villa is older, the same work returns noticeably more. If it is newer, the film still carries the result but the roof stops being worth doing for energy alone.
What to be sceptical about
- “Thermal insulating paint” with a claimed R-value. Ceramic microsphere additives in a 200-micron paint film cannot deliver meaningful thermal resistance. No such coating has a credible, independently tested R-value. We do not use them.
- Savings quoted without a glass specification. Film performance is measured on 3 mm clear glass. Quoted against your actual double glazing, the same film delivers considerably less. Anyone giving you a percentage without asking what your windows are made of has not done the calculation.
- A percentage with no measurement plan behind it. Ask how the figure would be verified, over what period, and adjusted for what. If there is no answer, there is no guarantee.
How we would approach your villa
Start with the glass, because that is where the heat is. Add door seals, because they are cheap. Add thermostats if the villa has several AC zones and people who forget to turn them off. Do the roof when the roof needs doing anyway. Skip the facade coating unless you want it for cleanliness and water protection, which is a real benefit and not an energy one.
