Clear facade protection that leaves the colour alone

A transparent impregnation that soaks into render, brick or natural stone and stops water, salt and dirt getting in. It changes nothing about how the villa looks, which is exactly the point — and it is not an energy measure, which is the other point.

Two constraints shape this product. Most Dubai villa communities do not permit you to change the colour of a facade, and a good deal of what facades are made of here — face brick, natural stone, porcelain tile — cannot sensibly be painted anyway. So the only coating worth offering is one you cannot see.

We use a silane-siloxane impregnation, spray-applied. It penetrates a few millimetres into the substrate and lines the capillary pores with a water-repellent layer. The surface stays vapour-open, so the wall still breathes and trapped moisture can leave. Finish, colour and texture are unchanged. There is no film on top to peel later.

What it actually does

  • Stops driven rain and humidity soaking in. A wet wall conducts heat better, stains, and grows things. A dry one does none of that.
  • Blocks salt crystallisation. Near the coast, salt drawn into masonry crystallises and spalls the surface from within. This is the most expensive failure mode a Dubai facade has, and it is the one impregnation genuinely prevents.
  • Keeps the wall clean. Dust and traffic film have much less to grip. Facades stay presentable far longer between washes.
  • Protects grout and joints. On tiled and stone facades the joints fail first; impregnation treats them along with everything else.

Expected service life is eight to ten years before reapplication.

About “thermal insulating” clear coatings

You will find products marketed as transparent nano-ceramic or NIR-blocking coatings for walls, sold on the promise of rejecting infrared while staying invisible. On glass, spectrally selective coatings are real physics and they work — that is what ceramic window film is. On an opaque wall, the idea collapses: there is nothing behind the wall for the light to be transmitted into, so a coating that absorbs near-infrared simply heats the wall surface it is sitting on. It can make things marginally worse.

Coatings sold as “insulating paint” with a quoted R-value have the same problem in a different direction: a 200-micron film cannot deliver meaningful thermal resistance, and none of them has a credible independently tested R-value. We do not use them and we would be suspicious of a contractor who does.

How it is applied

  • Facade is washed and allowed to dry — impregnation into a damp substrate does not penetrate.
  • Applied by low-pressure spray, flood-coated wet-on-wet until the surface refuses more.
  • Windows, frames and planting are masked; overspray on glass is easily removed but we would rather not create it.
  • One day for a typical 250 m² villa, running in parallel with the roof and glass work.
