Before you buy a bigger air conditioner

One room never gets cool. The AC runs from ten in the morning until midnight. The bill has climbed for two summers running. Every contractor who visits will quote you a larger unit — and sometimes they are right. Often the unit is fine and is simply losing to the building it sits in.

We are not an air conditioning company and we do not sell compressors, so treat this as advice from someone with nothing to gain from either answer. What we do is reduce the heat load a system has to fight. That gives us a specific interest in this question: about half the villas where we are asked to look at “an AC problem” do not have one.

Three different problems that look identical

From the sofa, all three feel the same — the house is hot and the AC is loud. They cost wildly different amounts to fix.

How to tell which one you have

Four checks, all free, all doable this evening. They will not make you an engineer but they will tell you which conversation to have.

1. Does it cool at night?

Set the thermostat to 22 °C at eleven at night and see whether the room reaches it within an hour or two. If it does, the system has enough capacity — the sun is beating it, not the compressor. A truly undersized unit fails at night too, because it is undersized against the room, not against the sunshine.

2. Is it only certain rooms, and are they the sunny ones?

Walk the house at four in the afternoon in June. If the rooms that lose are the ones with west and south glazing, and the north-facing rooms are perfectly comfortable, the problem is solar gain through glass. A bigger compressor will let you brute-force it at a higher running cost, permanently. See what film does to those elevations.

3. Touch the glass at four in the afternoon.

Untreated glass on a west elevation will be uncomfortably warm and you will feel the heat radiating off it from half a metre away. That radiant heat is what your AC is removing, over and over, all afternoon.

4. Stand in the doorway with the door shut.

Run a hand around the frame of every external door. If you feel warm air moving, you are paying to cool and dehumidify outside air continuously. In Dubai’s humidity, removing the moisture from infiltrating air can cost more than cooling it.

What reducing the load is worth

For a 250 m² villa with roughly 60 m² of glass and a 1,150 AED monthly bill, here is what each intervention removes from the load your AC is fighting:

A new ducted split for a villa starts around 25,000 AED per zone installed and raises your running cost for as long as you own it. Film on the elevations that are actually losing costs a third of that and lowers the running cost instead. If afterwards the system still cannot cope, you have lost nothing — you have simply made the larger unit smaller and cheaper than it would otherwise have needed to be.

When you genuinely do need more capacity

We will say so, and we will say it during the free survey rather than after taking your money. The honest indicators:

  • It has never cooled properly, from the first summer you owned the villa.
  • It fails in April and October as well as August.
  • You have added rooms, a glass extension or a majlis since the system was designed.
  • The house is full — occupancy and cooking load are real and are frequently what changed.
  • The equipment is over twelve years old, in which case efficiency alone justifies replacement.

In those cases, do the envelope first anyway and then size the new system against the reduced load. You will buy less capacity, spend less on the equipment, and run it more cheaply for the next fifteen years.

The maintenance checks worth doing first

Before spending anything, these cost nothing and fix a surprising share of complaints:

  • Clean or replace the filters. Monthly in Dubai, not annually. A clogged filter costs 10–15% of efficiency on its own.
  • Wash the outdoor condenser coil. Dust here is relentless and a blanketed coil cannot reject heat.
  • Check the condensate drain is clear and the unit is not icing up.
  • Set the thermostat to 24 °C rather than 20 °C. Every degree lower is roughly 5–8% more energy.
  • Have the refrigerant charge checked — undercharged systems cool poorly and run constantly.
